  • Overview

    The lead building engineer will oversee the physical maintenance of the office buildings, parking garages, and common areas of the Jackson Healthcare’s campus. Of primary importance is the operation of all mechanical, electrical, life safety, and plumbing equipment and systems. Responsible for all engineering, maintenance, and repair services customarily required for office buildings property management and tenant needs.


    Jackson Healthcare is a non-smoking campus located in Alpharetta, GA.


    1. Responsible for engineering, maintenance, and repair services for all structures on the Jackson Healthcare campus.
    • Comply with all applicable codes, regulations, government agency and company directives related to building operation and work safety.
    • Manage the Energy Management System to ensure that it is utilized to its fullest extent without adversely impacting tenant satisfaction.
    • Maintain, troubleshoot and repair all components (RTUs, AC split systems, coolers, heaters, cooling towers, pumps, motors, valves, controls, fans, heat exchange coils, compressors, dampers, etc.) of commercial building HVAC systems in a manner that enhances optimal performance, peak capacity and efficiency and increases reliability.
    • Complete all assigned safety training and classes.
    • Order necessary materials and supplies to complete all tasks.
    • Pick up parts and assist in securing building engineer deliveries.
    • Stay current and proactively address and ensure compliance with engineering-related issues such as IAQ, CFC’s, fluorescent lamp disposal, codes, etc. affecting the proper, safe and secure operation of all JH facilities.
    • Oversee and administer service contracts such as HVAC and EMS maintenance, water treatment, life safety systems, emergency generator, electrical service and others as judged appropriate.
    • Utilize purchase order programs to complete process from creation and edits to closing of purchase order
    • Assist Building Chief in creating and overseeing general maintenance budget accounts for building operation and capital projects.
    • Utilize assigned budgets and building account variance.
    • Monitor and control engineering expenses
    • Proficient in utilizing planned maintenance schedules.
    • Create and maintain minimum levels of inventory control.
    • Utilize company vehicles as needed.
    • Take and respond to calls and report to work at any hour of the day or night.
    • Able to work nights and weekends, as required.
    • Take a leadership role when working in area of expertise
    • Understand emergency procedures
    • Ability to work safely and solo
    • Utilize proper tools and calibrated instruments required for job responsibilities
    • Utilize LOTO (Lock Out Tag Out) procedures
    • Create and utilize Scope of Work (SOW)
    • Utilize CMMS system (Computerized Maintenance Management System) effectively
    • Develop knowledge of each of the buildings to include but not limited to: fire control room, mechanical rooms, emergency generator, roofs, elevator machine rooms and stairwells.
    • Monitor and control engineering expenses.
    • Provide engineering support for the construction of tenant suites, including review of drawings, coordination of HVAC work, and final acceptance of installed work.
    • Troubleshoot, diagnose and repair all facility mechanical, electrical, plumbing, life safety and structural systems.
    • Assist with ensuring all interior and exterior areas are maintained and presented in a safe, neat and professional manner.
    • Ensure all mechanical and electrical rooms are clean and well organized.
    • Ensure all mechanical, electrical, and plumbing systems operate at maximum efficiency and maintained according to the manufacturer’s recommendations while incorporating recognized industry standard “best practices”.
    • Schedule, perform and/or participate in all code compliance tests and inspections required for the various facility system, including but not limited to, fire alarm, fire sprinkler and suppression and kitchen hood systems, emergency lights, emergency generator, exit signs, doors, etc. Record discrepancies and promptly repair and record corrective actions for each discrepancy.
    • Promptly and properly handle all assigned service requests and preventive maintenance tasks.
    • Perform all duties in accordance with OSHA, industry and corporate safety standards including procedures, processes, personal protective equipment, etc.
    • Handles all maintenance, repair and refurbishment of campus fountains.

    • Maintain the Company’s professional reputation.
    • Maintain long-term ethical and productive relationships with suppliers and vendors.
    • Obtain and conveys information as needed.

    Certification:                                    Associate degree (AA) or equivalent from two-year College or technical school preferred.

                                               High school graduate or equivalent required.

                                                                Valid driver’s license required to operate company and/or private vehicle to pick up supplies/parts and/or travel.    


                                        Required Knowledge:            


    • Proficiency in dealing with electronic energy management and temperature control systems; Good understanding of to the refrigeration cycle and transfer of heat.  Must be proficient in maintenance and proper operation of commercial building HVAC systems including controls, pumps, valves, chillers, cooling towers, air movers, CSCS, terminal units, etc.
    •  Experience in high-rise building operations;
    • Proficiency in dealing with large mechanical, electric and plumbing systems and equipment;
    • Ability to diagnose and troubleshoot issues with large mechanical, electric and plumbing systems and equipment;
    • Ability to Implement appropriate corrective actions to repair and maintain large mechanical, electric and plumbing systems and equipment;
    • General electrical, lighting, door operation, carpentry, plumbing, assigned round sheets, navigation and understanding of building plans, schematics and as-builts.


    Experience Required:              


    5 years in building maintenance engineering preferably in high-rise commercial office buildings or an equivalent combination of education and experience required.



    Comprehensive knowledge of commercial building HVAC systems

    Well organized

    Strong communication and negotiation skills.
